Property Development Opportunity near JonzacThe storyNewsFlash - Price is reduced to 97,000 Euros - see below The development property is owned by me - Will witt This is the lowdown - I bought the property at La Rochette (the name of the hamlet) in December 2002. It's located about 6 clicks to the west of Jonzac - on the best side because its closest to Royan and not surrounded by grapes - so the soil is a lot richer and better. I bought the property as an investment but am now having to sell it because my ex-wife wants it as part of the marriage settlement. The best way to develop the propertyThe only drawback to the house is it's location on the land near the small crossroads. My plan was always to build a single storey bungalow on the East side of the existing house with the great view up the valley. You can see the view from the photos. The site is very unusual in that it has a great view from it but is down in a small valley and so not too exposed. ConditionThe property needs a new fosse septique - budget cost 10,000 Euros - I will install it for you at that price if you want me to. Structurally the roof timbers are all good apart from the apex timber on the smaller of the two barns. I can also replace this if it is of major concern. There is one corner of the smaller barn where a small roof leak has caused some wall cracks - this can also be put right before completion if you require. The roman tiling does need a day or so's attention by a local roofer. The inside ground floor of the property is in good condition - except that a new kitchen and bathroom and redecoration is required!! It does have central heating - at the moment that also needs some attention. The upper floor is just a space with nearly 2 metres headroom and has space for 3 bedrooms with one full and one ensuite bathroom. PriceI paid 95,000 Euros for the house in 2002 plus approximately another 10,000 euros in fees etc making the total spend 105,000 Euros. The price was for the house but the deal also included the field around it. House land area = 1266 sq metres The field = 6020 square metres. The field was being farmed and so had very little value at the time. The farmer has now retired and stopped farming the land and it is possible to get planning consent for one or two houses on it. My price for the house alone is 115,000 (now reduced to 97,000 Euros) and the price of the land is 120,000 Euros.
